This is the job for houses where patching has stopped being sensible. Slipped tiles that keep coming back, felt that's gone brittle and is tearing at every nail, sagging lines along the ridge, daylight showing through the roofspace on a bright day — these are all signs the covering has reached the end of its life and a repair is just delaying the inevitable spend. Why patching an old pitched roof stops making sense
Every roof has a point where repair spend stops being worth it. Slipped tiles get re-bedded, then three more slip the following winter. Felt underlay that's meant to be a backup starts doing the main job because the tiles above it are past holding water out on their own. Once that's happening across a whole roof rather than one small area, you're paying repair prices for a covering that's already failed.
The risk with leaving it too long isn't just cosmetic. Water finding its way past a tired covering doesn't stop at the felt — it gets into battens, then rafters, then insulation and ceilings below. Timber that's been damp for a couple of winters is a different, much more expensive job to put right than a straightforward re-roof on sound timber. What starts as a covering replacement can turn into structural carpentry if it's left.

THE DETAIL
Materials, methods and Yorkshire-specific considerations
Pitched roofing across West and North Yorkshire covers a huge range of building styles, and the right approach changes with each one.
Concrete and clay tile roofs
Most 1930s semis and later estate housing across Leeds, Wakefield and Doncaster are finished in concrete interlocking tile, with clay pantile and plain tile common on older or more traditional properties. Concrete tile is durable and cost-effective for a full re-roof; clay gives a different look and is often specified to match neighbouring properties or conservation guidance.
Whichever is used, batten spacing, gauge and fixing need to match the tile manufacturer's specification exactly. Get the gauge wrong and tiles either don't sit correctly or are under more wind load than they're designed for — a common cause of slipped tiles on badly done re-roofs.
Natural stone slate and Welsh slate
Stone slate is a defining feature of a lot of Pennine and Calderdale properties around Halifax and the outskirts of Huddersfield, and on listed or conservation-area buildings it may be a requirement rather than a choice. It's heavy, needs a structure capable of carrying that weight, and needs someone who's actually handled it before.
Welsh slate offers a lighter, more uniform alternative that's still traditional in appearance and suits a wide range of period properties. On any conservation area or listed building work, we'll flag what's likely to need permission before quoting, so there are no surprises with the local planning department later.

Valleys, chimneys and dormers
These junctions are where the vast majority of roof leaks start, new roof or old. Valleys need either lead or a proper valley system correctly laid to falls; chimneys need stepped and soakered lead flashing built into the brickwork, not just sealant smeared over a gap; dormers need cheek and roof junctions detailed so water is shed away from the joint, not into it.

Exposed Pennine weather and wind uplift
Properties higher up towards the Pennines, around Halifax, upper Huddersfield and out towards Harrogate, take a battering from wind that lowland Leeds properties simply don't see. Fixing specifications, tile clips and mortar bedding all need to reflect that exposure, not a generic standard spec.
We adjust fixing density and detailing based on where the property actually sits, because a roof spec that's fine in a sheltered Leeds suburb can fail within a couple of winters on an exposed hillside.
Underlay and ventilation
Modern breathable membranes have replaced old bitumen felt on almost every re-roof we do now, and for good reason — they let moisture from inside the roof escape while still keeping weather out. Ventilation at eaves and ridge needs to work with that membrane, not against it, or you end up with condensation problems in the roofspace that show up as damp patches on ceilings months later.
Getting ventilation right at the design stage is far cheaper than retrofitting vents into a finished roof, which is another reason the full strip-back approach pays off.
