Where Leaks Actually Start

Most leaks begin at a junction rather than in the middle of a plain roof slope. Chimneys, valleys, dormer cheeks, verges and any point where a pipe or vent passes through the covering are all places where two different materials meet, and that's where flashing, mortar or sealant fails first.

On plain tiled or slated slopes, the usual cause is a slipped or cracked unit that's lost its nail fixing or had its nib snap after years of frost movement. A single displaced slate can let a surprising amount of water through during driving rain, especially where the roof pitch is shallow.

• Slipped, cracked or missing individual slates and tiles
• Perished mortar bedding at ridge and verge
• Failed lead or felt around roof lights and vent pipes

Stone Slate and Older Yorkshire Roofs

A large number of the roofs we work on across Leeds, Huddersfield and the surrounding stone-built villages are traditional stone slate, sometimes Yorkshire stone flag, sometimes reclaimed. These roofs shed water differently to modern interlocking tiles, relying on generous overlap and consistent pitch, and repairs need to use slate of a similar size, thickness and weathering to sit correctly with what's already there.

On back-to-back terraces and older 1930s semis, roof timbers have often moved slightly over the decades. That movement can open small gaps at joints that weren't a problem when the roof was built but let water through now. A repair on these roofs sometimes needs to address a run of several courses, not just the one visibly damaged slate, to stop water finding the next weak point along.

Flat Roof Leaks

Flat roof leaks are usually caused by a split or blistered membrane, a failed upstand at a wall junction, or ponding water that's found a weak seam. Because flat roofs rely on the membrane being continuous, a small puncture from foot traffic or a fallen branch can let water track a long way under the surface before it shows inside.

Repairs to Firestone, Sika or GP Roofs systems need to use compatible materials to keep the roof performing as intended; mixing incompatible membrane types is a common cause of repeat failures we get called out to fix.

Weather-Driven Timing

Leaks in Yorkshire tend to cluster after specific weather. Prolonged driving rain from the west, common in exposed spots around Halifax and the Pennine fringe, pushes water sideways under tiles that would cope fine with vertical rainfall. Hard frosts after wet spells can also crack tiles that were already weakened, so a leak that starts in January often traces back to damage that happened weeks earlier.

When a Repair Points to Something Bigger

Occasionally what looks like a single leak turns out to be widespread felt failure or general end-of-life roof covering, especially on a roof that's 30 to 40 years old. In that case we'll tell you honestly rather than keep patching individual spots, and talk through options including a fuller roof survey or a new roof covering if that's genuinely what's needed.
