Most of the brick stacks we see across Leeds, Wakefield and Bradford date from the interwar and Victorian building booms. The brick and lime-based mortars used then behave differently to modern cement mixes, and repointing with the wrong mortar can do more harm than good.

A mortar that's too hard forces movement and moisture out through the softer brick faces instead of the joint, which is exactly backwards. We match mortar mix and colour to the age and type of brick so the repair works with the stack rather than against it, and so it doesn't stick out like a patch from the street.

Stone stacks on Pennine and rural properties

Stone chimney stacks on gritstone and sandstone properties around Halifax, Huddersfield and the villages toward Harrogate face some of the harshest weather in the region. Exposed hillside locations mean more wind-driven rain and more freeze-thaw cycles on the stack than a sheltered property in a valley bottom.

Stonework needs mortar with the right lime content and joint profile to breathe properly, and on listed or conservation-area properties there can be constraints on what materials and finishes are acceptable. Signs a stack needs attention

Some signs are obvious from the ground, others only show once you're up at roof level.

• Mortar joints that are recessed, crumbling or missing between courses
• A visible lean or twist in the stack compared with the roofline
• Cracked or missing flaunching around the base of the chimney pots
• Damp patches or staining on a chimney breast inside the house
• Brick or stone faces that look pitted, flaking or spalled
• Loose or fallen pieces of brick, mortar or pot found in the guttering or garden

Repointing versus rebuilding

Repointing is the right answer when the brick or stone itself is still sound and the problem is limited to the mortar joints. It's raked out to a proper depth, cleaned, and repacked with a matching mix, course by course, until the whole stack is sound.

A rebuild becomes necessary once the brick or stone faces themselves are frost-damaged, once there's genuine structural movement, or once enough of the stack has failed that repointing alone won't hold it together. We'll always explain which category a stack falls into and why, rather than defaulting to the bigger job.

Flashing, flaunching and pots

A stack rebuild or repair is only as good as the details finishing it off. The lead flashing where the stack meets the roof tiles has to be properly dressed into the brick or stone, not just smeared with mastic. The flaunching, the mortar bed holding the pots in place at the top, has to be renewed if it's cracked, and pots that are cracked or loose are reset or replaced so wind and rain can't get behind them into the flue.

Skipping these details is one of the most common shortcuts we see from previous work, and it's usually where the next leak starts.

Access and scaffolding

Chimney work happens at height on the most exposed part of the roof, so safe access matters as much as the brickwork itself. Depending on the stack's position and the scope of work, that might mean a tower scaffold, full roof scaffold, or a mobile platform where access allows. We factor this into the price at the free site visit stage so there are no surprises once work starts.
