Slate slip and pointing failure on Victorian terraces

Terraces around Westgate, Chantry and Eastmoor were mostly built with slate roofs, and after well over a century many are on at least their second or third round of maintenance work. Nail fatigue in slate roofs of this age is common, where the fixings holding slates in place corrode and let individual slates slip, and mortar pointing at ridges and verges fails at a similar rate.

Because these terraces are often three storeys and close together, safe access for repairs needs planning, which is exactly the sort of thing we account for at the free site visit rather than guessing over the phone.

Guttering and drainage on flatter valley ground

Wakefield's position in the broader, flatter Calder valley means less of the driving-rain exposure some Pennine hill towns get, but drainage still matters. Valley gutters, gutters between terraced roofs, and standard guttering runs all need clearing and checking regularly, since standing water sitting for longer periods on flatter ground causes its own slow damage to fascias and roof timbers.

Ground movement affecting older properties near former pit villages

Properties in and around Stanley, Eastmoor and towards Normanton were built during Wakefield's mining era, and some show minor historic ground movement that can affect chimney stacks and ridge lines over time, showing up as slight cracking in mortar joints or a chimney that's leaning fractionally off true.

This needs a proper structural eye rather than a quick mortar patch, and we'll always flag it honestly if we see signs of it during a visit.

Snagging on newer estate developments

Newer developments around Middlestown, Crigglestone and the western edges of Wakefield have roofs that are relatively young but not immune to problems. Poorly bedded ridge tiles, inconsistent flashing details around dormers and rooflights, and minor felt or membrane issues can all show up within the first years of a new-build roof's life.

These jobs usually fall under our repair and maintenance work rather than new roof installs, since we didn't fit the original roof, and we'll explain that distinction clearly.

Flat roofs on extensions and outbuildings

Wakefield's suburbs, particularly Sandal, Horbury and Portobello, have plenty of single-storey rear extensions and garages with flat roofs. Older felt roofs in particular tend to crack and lift at the edges after enough freeze-thaw cycles, and we're regularly asked to replace these with a properly installed GRP, EPDM or built-up felt system.
