Stone slate roofs losing their bedding

Yorkshire stone slate roofs, common on older properties around Marsh and Edgerton, are heavy and were traditionally bedded and pointed with a mortar mix that needs periodic renewal. Once that pointing starts to go, individual stone slates can shift or slip, and because they're irregular in shape and size, replacing them correctly takes more care than standard slate.

These roofs are also heavier than modern coverings, so any sign of sagging or movement in the roof timbers alongside slipped slates is worth getting checked properly rather than treated as a simple like-for-like slate swap.

Wind exposure on hillside streets

Properties on the steeper streets of Slaithwaite, Marsden and parts of Holmfirth face considerably more wind exposure than similar houses down in the valley bottom. Ridge tiles, flashing and even the roof covering itself can loosen faster on these properties, simply because they're taking a harder, more constant weathering.

Areas towards Marsden and the moor edge sit high enough that snow can lie on roofs for several days after it's cleared lower down in the valley. Older roof timbers, particularly on properties that haven't had significant work done in decades, can be put under real strain by that extra weight sitting on the roof repeatedly through a hard winter.

Guttering overwhelmed on valley-side properties

Roofs on hillside streets often shed more water in a shorter space of time than a flat-roofed street would, simply because of the pitch and the volume coming off a larger roof area. Guttering that's undersized, blocked, or has started to sag pulls away from the fascia under that load, leading to water running down brickwork rather than into the downpipe.
